Hamilton Monthly Statistics
December 2025
As we closed out December 2025, the real estate market continued to show signs of slowing, reflecting a year shaped by higher inventory levels, softer demand, and downward pressure on prices. Below is a breakdown of the latest market data—and what it means whether you’re buying, selling, or planning your next move.
Current Market Data & Stats 📊
Sales Activity:
Sales slowed again in December 2025, contributing to a nine per cent decline year-over-year. In total, 5,615 sales were reported in 2025, marking the lowest annual sales volume since 2010 and sitting over 30 per cent below long-term averages.
New Listings & Inventory:
Despite slower sales, new listings increased over the year, keeping inventory levels elevated. As a result, the months of supply has remained above five months since September, signaling a market that continues to favor buyers.
Home Prices:
With supply outweighing demand, home prices declined for much of the year.
- The 2025 annual average benchmark price landed at $718,708, a five per cent decrease compared to last year.
- While prices remain higher than pre-pandemic levels, they have now returned to roughly 2021 pricing levels.
By Property Type:
- Apartment-style homes experienced the largest adjustment, with benchmark prices dropping over eight per cent.
- Detached, semi-detached, and row homes each saw price declines of just under five per cent.
Implications for Buyers & Sellers 🏡
For Buyers
This market offers more choice, more time, and more negotiating power than we’ve seen in years. With higher inventory and softened prices, buyers are less likely to face bidding wars and may find opportunities to secure favorable terms—especially in the apartment and condo segments.
For Sellers
Sellers are operating in a more competitive environment. Pricing strategy, property condition, and marketing are more important than ever. Homes that are priced accurately and presented well continue to sell, while over-priced listings may sit longer on the market.
